Our Analytical Approach


We believe the biggest challenge in the tourism and hospitality industry is the lack of good analytics reflecting rental yields and return on investments.

The hospitality industry is known for ratios such as average room rates and RevPAR but limited information is available on net returns to the owners.

The challenge with the lack of benchmarking is that often performance cannot be correctly measured in order to allow for accountability and management review and establishment of appropriate targets.

Our approach is that hotels are commercial assets and net rental returns should always be paid.

We developed the following unique ratios which we track and use for benchmarking:
- Annual gross revenue per key / per hotel.
- Annual payout ratio per key / per hotel.

The seasonal factor of the tourism business does cloud rental payout targets. On all properties we set an annual rental target as a benchmark as to what should be achieved.

Maree Brink - Chairman

Maree Brink - Founder and Chairman

Maree was born in Quebec, Canada in 1963. He completed his schooling at Paul Roos Gymnasium in Stellenbosch whereafter he attended Stellenbosch University where he obtained honours degrees in Commerce and Accountancy. Maree qualified as a Chartered Accountant in 1992. After 5 years with Price Waterhouse Coopers, Maree founded the Village n Life Group of Companies in 1994. Being an active sportsman, Maree plays tennis, is an Enduro off-road motorbiking enthusiast and kite surfs as often as he can.

Johannes Lategan – Investments Director

Johannes Lategan – Investments and Funding

Johannes was born in Oudtshoorn, South Africa in 1967. He completed his schooling at Outdtshoorn High whereafter he attended Stellenbosch University where he obtained a degree in Accountancy. At the University of South Africa he obtained an honours degree in Commerce. He joined Village n Life in 1994 after completing 3 years with Price Waterhouse Coopers. Johannes lives in Camps Bay with his wife Ilsebe and his 3 daughters, Mila, Kristi and Isabelle.

Grant joined VNL Wealth in 2015. Grant is a big sports enthusiast and Arsenal fan. He enjoys assisting his church with arranging events and loves breaking away to the West Coast with his wife and son.

Maree Brink and Johannes Lategan conceptualized and initiated the Village Hospitality Concept with the launch of Harbour View Cottages, also known as Cape Town’s First Guest Street, in a historical area which is now known as De Waterkant Village Launched Private Special Purpose Funds with a long-term vision to invest in tourism related assets and financed by South African banks. The first investment was 7 houses in De Waterkant.


Private Special Purpose Fund purchased The Bay Hotel on the basis of a full repairing and insuring lease.


Village n Life Limited was incorporated as a specialist rental and hospitality management company, exclusively focused on ensuring that investment income returns are optimized. Launched the Tourism Participation Property Model, affording private residential property owners the opportunity to buy property and participate in the dynamics of the tourism industry. Benefits include enhanced rental returns, hassle-free ownership and private occupation when required. The model is unique and its income is not pooled; each property is managed individually and Village n Life fees are incentive driven. Notice periods are 6 – 12 months. To date (2018), 178 owners with residential property to the value of R1,7 billion are participating.


Launched a specialized estate agency


Private Special Purpose Fund purchased, after which Village n Life launched De Waterkant House, a guest house, situated in the popular area of De Waterkant. Conceptualised and launched Camps Bay Resort, a fun and vibrant seaside resort, located across from Camps Bay beach. The vision was to offer a resort experience, with centralized reception and services. Private Special Purpose Funds commenced buying up properties for this purpose in Camps Bay (2016, own over 46 title deeds).


Conceptualized and launched Waterfront Village at the Marina Residential in the V & A Waterfront. To date (2018), the venture consists of over 100 participating residential properties in what is known as the most expensive residential development in Africa.


Private Special Purpose Fund purchased Earl’s Dyke and bordering properties and redeveloped as
Camps Bay Retreat, a boutique hotel set on 4.5 acres of private nature reserve.


Private Special Purpose Fund purchased 24 properties in Mouille Point. Village n Life launched
Mouille Point Village.

The Charles Guest House in De Waterkant.


Launched Tourism Participating Property at The Glen Apartments, luxury serviced apartments in Camps Bay. Private Special Purpose Fund bought The Farmhouse Hotel in Langebaan on the West Coast. The Farmhouse Hotel offers splendid lagoon views, delicious hearty meals and Afrikana styled Museum.

Launched Tourism Participating Property at The Crystal, luxury serviced apartments in Camps Bay, with 24 participating sea-facing apartments.


Private Special Purpose Fund commenced the purchase of Village n Life’s Hermanus Collection consisting of New Wing Harbour House, the Manor House and Le Paradis and later went on to lease and develop the adjacent Village Square and subsequently purchased Quarters Hotel.


Private Special Purpose Fund purchased and renovated the historical Stone Cottages in Camps Bay.


Achieved R1,7 billion worth of property in special purpose funds.
